Why is my price based on HPD's apartment count?
We use the HPD-registered count as the starting point. If it looks wrong, tell us and we'll confirm it at the walkthrough, before your proposal.
What does the monthly fee cover?
Your service-day visit, common areas, and routine treatment for German cockroaches, ants, and light rodent activity in the apartments your plan covers. Moderate or severe treatment is an Apartment Treatment at your agreement's rates, even when we find it during the visit.
Rodent bait stations and monthly rodent service are extra, not part of the per-apartment price. They're an add-on, on their own line in your proposal and agreement. Your plan still covers routine treatment for light rodent activity during the visit.
Your agreement records your go-ahead or ask-first choice for separately charged work, including station installs and refills outside an agreed monthly rodent line. Returns, follow-ups, and bed bug service are charged separately. A confirmed appointment that's missed is $25. We don't charge for other not-home attempts. A confirmed appointment is a day and time window the tenant agreed to and we recorded, directly with us or through your office passing on the tenant's own confirmation. A visit your office schedules by email alone isn't a confirmed appointment. An apartment that wasn't prepared for bed bug treatment is $50.
Do we have to approve each treatment?
You choose how requests are approved in your agreement and can switch any time by email. With go-ahead, we book separately charged work at your agreement's rates as requests come in and let your office know what is booked. Severe roach treatment and any work without a listed rate get a written price your office accepts first, even with go-ahead. With ask-first, we send each request to your office and book it once you approve. Ask-first also covers treatment, station installs, and refills outside an agreed monthly rodent line, including work found during a monthly visit. If your agreement has no approval choice, we ask first.
What if HPD shows open pest violations?
Your building starts on Building Care: we attempt every apartment door on every visit and give routine treatment wherever we get in. We confirm the plan after the first visit and review it every 90 days from your building's start date.
What if more tenants start asking?
Protection fits buildings with a shorter monthly list. If more than 20% of your apartments (rounded to the nearest whole apartment) are on each of two monthly lists in a row (for 49 apartments, more than 10), your building moves to Building Care at the rate printed in your agreement, with 30 days' written notice showing both lists. The Building Care rate starts with the first billing month that begins at least 30 days after the notice. Each apartment counts once per list, and repeat reports don't add apartments. An apartment carried over because nobody was home counts only on the list where it was first requested, and bed bug follow-ups don't count. After three visits in a row at or under that number, you can ask to move back at the next 90-day review. We review each building's plan every 90 days from its start date.
Is there a contract?
The rate lock holds our price, not you. The agreement is month to month, and either of us can cancel with seven days' written notice. Email counts.
Your agreement prints your plan's monthly rate and, on the Building Protection Plan, the Building Care rate your building would move to. Both are locked for 12 months from signing. After the first 12 months, your monthly plan rates change at most once a year, on March 1, by no more than 5% for each full year since signing or your last rate change, whichever is later, and never more than 15% in one change. We give 60 days' written notice. Moving between plans changes which rate applies, never the rates; each 90-day review confirms which plan fits and doesn't reprice either one. Apartment Treatment rates aren't covered by the yearly limit. We give 30 days' written notice before changing them. A monthly rodent line isn't covered by the plan rate lock or yearly limit. We give 30 days' written notice before changing it. Station installs and refills outside that line also change on 30 days' written notice. The $25 parking surcharge isn't covered by the yearly limit. We give 30 days' written notice before changing it.
Can we change plans later?
You can ask in writing to change your building's plan. We approve changes in writing, based on the building's conditions, and an approved change starts with the next full billing month. Protection eligibility follows the rounded move-up level and two-list counting rules in ‘What if more tenants start asking?’ Building Care means we knock at every door.
Why is my price a round number?
We multiply your apartments by your band's rate and round up to the next whole dollar. At 49 apartments on Building Care, $7.50 × 49 is $367.50, so the price is $368.
Which areas do you serve?
The Bronx, Brooklyn, and Upper Manhattan above W 155th Street. Where parking is hard to find, including all of Upper Manhattan, we add a $25 parking surcharge for each day we service your building, however many apartments we treat that day. If it applies, it's its own line in your estimate or your written proposal, so you know before you sign.

Your current rate stays until we review it together, with written notice under your agreement. The rate terms on this page apply to agreements signed on these plans. Ask Nish for your building's plan and rate.
